Elevator Pit Waterproofing
The most common — and most critical — elevator waterproofing need in Florida.
Elevator pits sit at the lowest point of a building, making them the first place groundwater, stormwater, and hydrostatic pressure find their way in. In Florida, where the water table can be just a few feet below grade, an unprotected pit is a liability waiting to happen.
Our pit waterproofing system uses a combination of crystalline waterproofing compounds and sheet membrane technology. Crystalline treatment penetrates the concrete and forms insoluble crystals that permanently block water pathways — even under hydrostatic pressure. The sheet membrane provides a secondary barrier and protects against surface water intrusion.
All work is performed to Florida Building Code standards and is backed by our written warranty. We've waterproofed pits in buildings ranging from 3-story HOA complexes to 40-story high-rises.

Door Frame & Threshold Sealing
Hurricane season exposes every gap. We close them permanently.
Elevator door frames and thresholds are among the most overlooked water entry points in commercial buildings. Failed caulk, deteriorated flashing, and improperly installed thresholds allow water to enter the shaft during heavy rain events and storm surge — often without anyone noticing until the damage is done.
Our door frame sealing process begins with a complete inspection of every elevator opening in the building. We remove all existing caulk and flashing, clean and prepare the substrate, and apply commercial-grade silicone sealant rated for Florida's hurricane zone. Where thresholds have failed or are improperly installed, we replace them with aluminum threshold covers that meet Florida Product Approval requirements.
This service is particularly important for buildings that experienced water intrusion during Hurricane Ian, Irma, or other recent storm events — and for buildings preparing for hurricane season.

Sump Pump Systems
When waterproofing needs a backup — we design systems that don't fail.
Even the best waterproofing system can be overwhelmed by extreme weather events. A properly designed sump pump system provides the last line of defense — actively removing water from the pit before it can reach elevator equipment or trigger a shutdown.
We design, supply, and install complete sump systems for elevator pits. Every system we install includes a primary pump, a redundant backup pump, float switches calibrated to the pit dimensions, and a high-water alarm that alerts your maintenance team before water becomes a problem. For critical applications, we offer battery backup systems that continue operating during power outages.
We also service and replace existing sump systems. If your current pump has failed, is undersized for your pit, or lacks redundancy, we can assess and upgrade it — often in a single day.
